OLYMPIA DEVELOPMENT GROUP TO BUILD LUXURY CONDOMINIUMS AND QUAINT SHOPS IN DOWNTOWN SAFETY HARBOR

DUNEDIN, FLA. (Nov. 18, 2004) – Downtown Safety Harbor, Fla. will begin a renaissance early next year when Olympia Development Group breaks ground on Harbour Pointe. The upscale mixed-use development will stand on the southwest corner of Main Street and Bayshore Drive, a parcel that has been vacant for more than 25 years.

Designed by Architect William E. Touloumis, president of Olympia, and Gillett Associates, an architectural firm based in Sarasota, Fla., Harbour Pointe will be an elegant array of condominiums, town homes, shops, restaurants, and office space.  The development joins a growing number of mixed use communities in Pinellas County, and it is the first in Safety Harbor.  Situated across the street from Tampa Bay and the Safety Harbor Resort and Spa, the site offers expansive views of the bay and marina.

“We are creating an urban environment with resort-style amenities and restoring a pedestrian marketplace to downtown,” said Touloumis.

The Harbour Pointe Residences will include 45 condominium homes, strategically positioned to maximize views of the water and marina.  The condominium section will consist of two four-story buildings built over two levels of parking, elevating the first living level to approximately 30 feet above Bayshore Drive for enhanced vistas.

Available floor plans range from 1,900 to 3,600 square feet with prices starting around $500,000.  Two and three bedroom, two-bath condominium homes have such luxurious appointments as a grand foyer, granite counter tops, marble tile floors, and top-of-the-line appliances.

The residential buildings share an amenity deck with a swimming pool, outdoor spa, and summer kitchen.  The community has an exercise facility and a large club room with a catering kitchen for residents.

The Shoppes at Harbour Pointe will consist of a two- and three-story building, three stories at the corner and two stories along Main Street.  The Shoppes will provide 15,000 square feet of retail space on the first level and 25,000 square feet of office and retail space on the second and third floors.  Designed to have a European village feel, the Shoppes will have a breezeway, a tower and a plaza for community events.

Construction on the Shoppes at Harbour Pointe is scheduled to start during the first quarter of 2005, and they should open around next November.  The developer plans to start construction on the residences during the second quarter of 2005 and expects occupancy in late 2006 or early 2007.

Plans also call for eight town homes at Harbour Pointe.
